Since this process started off in the center of Bogota, a problem of urban deterioration was generated in the fabric of the city, which affected the articulated development of the city and its sustainable development. Based on this, fragmentation caused a series of problems such as urban disarticulation in the San Martin neighborhood, turning it into a segregated, deteriorated, and insecure urban space. The objective of this research work is to determine how, through an urban revitalization plan, it is possible to have a better integration and utilization of the San Martin neighborhood zoning caused by urban deterioration. As such, a question follows: through urban renewal, can the disarticulation and index of public space caused by the fragmentation of the San Martin neighborhood be improved? Based on this, urban renewal is the way in which the neighborhood can be intervened in a holistic and articulated way to its urban context. The problem question is answered by referential analysis and specific studies of the neighborhood and its zonal context, which allow to determine urban intervention criteria that can be applied to the specific design. These are made up of diversification of zoning uses and an emphasis on public space as elements that will better articulate the neighborhood.     Abstract

    El deterioro urbano del barrio San Martin ha causado la fragmentación del entorno y generado una clara desconexión de su contexto, esto ha sido resultado del desaprovechamiento del suelo, déficit de espacio público, y poco flujo de personas que transitan el barrio. Por esta razón se plantea que por medio de un plan de revitalización urbana exista se genere un nuevo modelo de ciudad compacta, en la cual se haga un énfasis den la diversidad de usos en altura, dando prioridad al espacio público como elemento articulador del barrio, con el fin de mitigar los efectos de deterioro y revitalizar el barrio. El método de investigación se basó en la observación técnica y analítica del área metropolitana, contexto inmediato y área de intervención puntual por medio de la clasificación de datos, cartografías del lugar, y recopilación de información pertinente al área de estudio. Con base en esto se planteó un plan parcial de revitalización compuesto por unidades de actuación en las cuales se hace énfasis en el espacio público y diversidad de usos en cada torre. El plan parcial surge con base en el DOFA del realizado del lugar, con el fin de tener una propuesta contextualizada a su entorno, y cumpla con los objetivos e específicos planteados en esta investigación. Los resultados obtenidos de esta investigación demuestran que es posible realizar un plan de parcial de revitalización, en la cual se logra mostrar a nivel esquemático el desarrollo de una de las unidades de actuación aplicando diversos conceptos teóricos y de diseño con el fin de mostrar la importancia y pertinencia de intervenir sectores deteriorados.
