For this case there is relevant the need of his recovery as form of a technological and social progress, with the purpose of valuing of objective form the royal effect of the recovery of the old factory " Andean Brewery " - 1945, one property of cultural interest of category of integral conservation of modern style (Decree 606 of 2001), which indicates that it is applied to the real estate that possess cultural exceptional, representative values of certain epochs of the development of the city and that it is necessary to preserve as part of the cultural memory of the inhabitants and this way to to generate around it deserted zones as nowadays to be observed. It is necessary to to consider to be a spatial transformation constructing a context as key point for the real regeneration of the zone. This on the other hand carries to the accomplishment of an urban development offer of type that is enclosing across a renovation or revitalization urban, in the utilization of a historical building found in the place, which is left, with great deterioration, only it is possible to perceive that still they find his fronts stable, to the interior we find a partial destruction. The revitalization of the urban space I half-close to the adjacent land it is of great relevancy for this investigation due to the fact that of this form it was achieved to mitigate the disuse of the zone, the isolation of the company, the visual, auditory and environmental pollution, factors inherent in the industrialization, which projects generate to proposing for future plannings I half-close to the city. Abstract

La problemática y el análisis que lleva a tratar intrínsecamente esta investigación, es la importancia de la recuperación y apropiación del patrimonio industrial que pertenece a la ciudad que se busca a través de una edificación histórica, llevando a cabo una revalorización y revitalización del espacio urbano existente, generando una transformación arquitectónica que promueva la innovación, la ciencia y la tecnología en pro de un diseño urbanístico social - integrador y sostenible dentro de una zona industrial. Para este caso es relevante la necesidad de su recuperación como forma de un progreso tecnológico y social, con la finalidad de valorar de forma objetiva el efecto real de la recuperación de la vieja fábrica “Cervecería Andina” – 1945, un bien inmueble de interés cultural de categoría de conservación integral de estilo moderno (Decreto 606 de 2001), lo cual indica que se aplica a los inmuebles que cuentan con valores culturales excepcionales, representativos de determinadas épocas del desarrollo de la ciudad y que es necesario conservar como parte de la memoria cultural de los habitantes y así no generar a su alrededor zonas deshabitadas como actualmente se observa. Se debe considerar una transformación espacial construyendo un contexto como punto clave para la verdadera regeneración de la zona. Esto por otra parte conlleva a la realización de una propuesta de tipo urbanística que sea incluyente a través de una renovación o revitalización urbana, en el aprovechamiento de una edificación histórica hallada en el lugar, que se encuentra abandonada, con gran deterioro, solo se puede percibir que aún se descubren estables sus fachadas, al interior hallamos una destrucción parcial. La revitalización del espacio urbano entorno al predio adyacente es de gran relevancia para esta investigación debido a que de esta forma se lograra mitigar el desuso de la zona, el aislamiento de la sociedad, la contaminación visual, auditiva y ambiental, factores inherentes a la industrialización, que generan proyectos a proponer para planificaciones futuras entorno al mejoramiento de la ciudad. En el mejoramiento de la calidad de vida y el crecimiento innovador para las futuras generaciones, es importante generar conciencia en la protección del entorno circundante que desde el ámbito profesional de la arquitectura se lograra llevar a cabo con la reutilización de una edificación de patrimonio perteneciente a la memoria de la ciudad para generar espacios transformadores, contenido en un diseño innovador que sea reconocido a nivel nacional y mundial en la generación de proyectos que promuevan las actividades de ciencia y tecnología en sus habitantes, dando origen a una ciudad más competitiva a nivel social y económico.
