Aborda su deterioro por abandono y falta de intervención, con el objetivo de conservarlo y darle un uso sostenible sin integrando su valor patrimonial. Se analiza su estado, normativas aplicables y estrategias de rehabilitación, considerando referentes internacionales como la Carta de Venecia (1964) y casos en Quito y Cartagena. La investigación es cualitativa y exploratoria, basada en estudio de caso, revisión documental, análisis arquitectónico y entrevistas a expertos. Se espera obtener un diagnóstico, una propuesta de intervención conforme al PEMP-CHB, acompañado de la AIS 610-EP-17 dando un modelo de gestión sostenible. El proyecto se desarrolla en diez meses, fundamentado en marcos teóricos, marcos conceptuales y normativos siendo una parte clave, incluyendo autores como Choay (2001) y Hernández et al. (2014), además de legislación patrimonial colombiana.The project seeks to highlight the restoration of the property located at CL 12 F #2-41 (Gommel), following the Special Plan for the Management and Protection of the Historic Center of Bogotá (PEMP-CHB). It addresses its deterioration due to neglect and lack of intervention, with the goal of conserving it and giving it a sustainable use without compromising its heritage value. Its condition, applicable regulations, and rehabilitation strategies are analyzed, considering international references such as the Venice Charter (1964) and cases in Quito and Cartagena. The research is qualitative and exploratory, based on case studies, documentary review, architectural analysis, and expert interviews.
